Can I combine multiple properties to reach the 1 Million AED requirement?

Yes, you can.

You can have a portfolio of properties. As long as the Total Portfolio Value is AED 1 Million or higher, you are eligible.

My wife and I jointly own a property. Are we eligible?

Yes. You can merge the property value/portfolio between Husband and Wife to reach the AED 1 Million requirement.

Important: This privilege is restricted to spouses only.

I have a mortgage on my property. Am I eligible?

Yes, you are eligible. The only additional requirement is a No Objection Certificate (NOC) from your bank.

My property is under construction. Am I eligible?

Yes. The authorities look at the value stated on your Oqood (Pre-Title Deed) and the total portfolio value.

What if my Title Deed value is less than 1 Million AED?

Authorities initially consider the Book Value (the value stated on your Title Deed). If this is less than AED 1 Million, you are not eligible based on the deed alone.

However, if you believe the current Market Value is higher than AED 1 Million, we can assist in arranging an official DLD evaluation to certify the new value.
